Q What is BlockBuild Systems?
BlockBuild Systems is an ICC-certified, pre-engineered building system that uses factory-manufactured structural panels for rapid on-site assembly. Our panels come with pre-installed plumbing (PEX) and electrical conduits, allowing you to compress the structural phase from 3-4 months down to just 7 days.
Q Is this a manufactured home or modular home?
No. BlockBuild structures are NOT manufactured homes (which fall under HUD regulations). Our system is built on permanent foundations, fully complies with local building codes (IRC/CBC), and qualifies for standard financing and full appraisal value—just like any traditionally-built home.
Q What types of projects can use BlockBuild Systems?
Our system is designed for ADUs (Accessory Dwelling Units), single-family homes, duplexes, multi-family buildings up to 5 stories, and light commercial structures. It's particularly well-suited for the California market and any project where speed and efficiency matter.
Q What does ICC certification mean?
ICC (International Code Council) certification means our system meets or exceeds international building code standards. This certification is recognized by building departments across California and ensures our panels meet strict safety and quality requirements.
Construction Process
Q How does the construction process work?
After foundation work is complete, our factory-manufactured panels are delivered to your site. Your team assembles the structural shell in 3-4 days. The panels include pre-installed shear walls (OSB), insulation, PEX plumbing, and electrical conduits. All inspections—framing, MEP, insulation, and windows—happen in a single visit.
Q How long does the structural phase take?
With BlockBuild Systems, the complete structural phase—including assembly and all inspections—takes just 7 days. Traditional construction typically requires 3-4 months for the same phase.
Q Do I need special equipment or a crane?
No. Our standard 6'x8' wall modules are designed to be carried by two workers and assembled from the ground. No crane is required, which reduces costs and site complexity.
Q Can my existing construction team use this system?
Yes! Your current team can work with BlockBuild Systems. We provide training and support. The inspection process is identical to traditional construction—the difference is that everything is pre-built to spec, so inspections pass the first time.
Cost & Financing
Q Is BlockBuild Systems more expensive than traditional construction?
No. Our system delivers approximately 30% more efficiency at the same cost as traditional construction. The savings come from reduced labor, shorter timelines, fewer inspection failures, and lower management overhead—not from cutting corners.
Q Will banks finance a BlockBuild home?
Yes. Because our structures are built on permanent foundations and comply with all local building codes, they qualify for standard bank financing. This is different from manufactured homes, which often require specialized financing.
Q How does appraisal work?
Appraisers evaluate BlockBuild homes the same way they evaluate traditionally-built homes—using comparable sales in the area. Because our structures are code-compliant with permanent foundations, they receive full appraisal value. The construction method doesn't reduce the appraised value.
Q What's included in the BlockBuild system price?
Our system covers the structural shell including: framing, shear walls, insulation, roofing structure, pre-installed PEX plumbing, electrical conduits, and window openings. Contractors handle foundation work and interior finishes.

Q How do I become a BlockBuild partner?
Contact us to discuss partnership. We work with general contractors running 3-15 residential projects annually, ADU specialists, and small developers. We provide system training, engineering support, and permit-ready documents.
Q What support do you provide?
Partners receive: system training and onboarding, engineering calculations and permit-ready drawings, pre-engineered floor plans (customizable), factory fabrication and delivery, technical support during assembly, and marketing support.
Q Do I need to change my business model?
No. BlockBuild Systems integrates with your existing operations. You keep your team, your clients, and your process. We simply make the structural phase faster and more predictable, so you can take on more projects and deliver faster.
Q What's the inspection process like?
The inspection process is identical to traditional construction—same inspectors, same codes. The difference is that our factory-controlled manufacturing ensures everything is built to spec, so inspections typically pass on the first visit. Framing, MEP, insulation, and windows can all be inspected together.
